Professionally pressure wash the patio surface. Remove deteriorated joint sand where necessary. Complete any scheduled repairs, including re-leveling settled pavers, replacing damaged pavers, repairing steps or edging, and completing any approved minor drainage corrections. Things to Know Your patio will remain wet after cleaning and must dry completely before we move to the next phase. Removing existing joint sand is a normal and necessary part of the restoration process. While many stains improve significantly, some permanent stains may not be completely removable.

Once the patio has dried completely, we will restore the joints using premium polymeric sand. During this phase, we will: Install premium polymeric joint sand. Compact and sweep the sand into all joints. Activate the polymeric sand according to the manufacturer’s specifications. Things to Know Please avoid walking on the patio for approximately 24 hours. Keep furniture, grills, planters, pets, and children off the patio during the curing process. Turn off irrigation systems that may spray the patio while the polymeric sand cures.

The final phase protects your newly restored patio while enhancing its appearance. During this phase, we will: Perform a final quality inspection. Apply a premium-grade protective sealer. Enhance the natural color and beauty of your patio. Help protect your patio from moisture, stains, weather, and UV exposure. Things to Know Please stay off the patio for 24–48 hours after the sealer has been applied. Keep furniture, grills, planters, and decorations off the patio until the sealer has fully cured. Avoid washing the patio or allowing irrigation systems to spray the surface during the curing period.

When is the best time to seal my patio?

We typically schedule sealing after pollen season—usually mid to late summer—to ensure the best bond and cure. Most surfaces should remain unused for at least 24 hours after sealing, and we’ll provide specific instructions based on the product and weather conditions.

Our standard residential service includes cleaning, joint sand application, and sealing. In most cases, all three steps are recommended because each one helps the next perform properly.
